The property is just over one mile from Newry. This is a modern city which offers a variety of local amenities; retail, restaurants and nightlife.

Warrenpoint (4 miles) and Rostrevor (6 miles) are beautiful seaside towns located on the northern shores of Carlingford Lough. Local attractions include Kilbroney Forest Park with its nature trails and Ireland’s premier mountain bike centre. Make sure to visit the Cloughmore Stone and the Fairy Glen before relaxing in The Rostrevor Inn well known for great Guinness and traditional Irish music.

If you enjoy golf there are numerous golf courses including Warrenpoint (4 miles) and the world famous Royal County Down in Newcastle (23 miles ).

Alongside the Mourne Mountains this area has a host of other stunning forest parks. Take the time to explore some of these including Slieve Gullion, Tollymore, Mourne Park Kilkeel (Ancient Woodland) and Gosford. We can help advise you.

Carlingford is also certainly worth a visit…there you’ll find the Slieve Foye hiking Loop, the Carlingford Brewery, the Carlingford Adventure Centre, King John’s Castle and lots more.

Wendy was a fantastic host - personable, super responsive and well prepared. She made us feel very welcome and presented us with an immaculately clean (and larger than expected from the photos) home, replete with helpful instruction binders, spare towels, complimentary drinks and freshly cut flowers from the garden. We had a great two nights in Newry. Wendy our host was very helpful and provided lots of information on places to eat and things to do around Newry. She met us on arrival and made us very welcome. The house was fabulous. It was.spotlessly clean and very spacious. The kitchen was very well equipped for us to cook for the 7 of us. There were games for the kids to make use of and the wi fi was good and fast which gave us parents some much needed peace at times!! I would definitely recommend Wendy as a host. Wendy was a great host, very quick to respond and very friendly. She made sure we were comfortable and at home and reached out to make sure my elderly Nan was comfortable. Lovely house and the most comfortable bed I’ve slept in for a long time. Wendy very kindly provided brea, milk, jam and drinks for when we arrived. One tiny teething problem; this is a new airbnb , but it was rectified very quickly. Would definitely stay here again.

Wendy’s place was the perfect location for our travels to Belfast, Dark Hedges & Kinbane Castle and then onto Dublin after checking out. This was just what we needed after our adventures. It was clean, peaceful, great showers and a good night’s rest. The yard is beautiful with flowers and hydrangeas plus real plants in the home & flowers. I felt at home. Wish we could have had more time but our goal was to see as much as possible of Ireland and eat Irish food in 12 days. Wendy left us snacks; cookies and milk were my favourite. She suggested several places to eat. She was wonderful. Thanks India

What are the check in and check out times?

Check in time 3pm / Check out time 11am (Off peak these times are more flexible)

Is there a minimum stay on the property?

Yes, there is a minimum stay of 2 nights on our property.

Do you have to bring your own bedding?

No, bedding and basic towels are provided.

What is included in the rental?

The rent includes bedding, basic towels, Wi-Fi and reasonable usage of  both heating (5 hours a day) and electricity.  The heating system allows us to monitor this remotely. Excessive use will incur an additional £75 fee per two night stay.

Are there any additional payments to the rental price?

Guests should be aware of the deposit requirement to secure the property (see booking procedure and pricing section; part of our terms and conditions ). This deposit contributes towards the rental payment so is not an additional charge.

In the event of a cancellation please refer to the booking procedure and pricing section (part of our terms and conditions) to familiarise yourself fully with the cost implication of cancelling. In short no cost is incurred if the cancellation is made up to and including 21 days in advance of the letting date. If less than 3 weeks then 50% of the total rental price is charged.

A fully refundable breakage deposit is required prior to the start date of the let.

How well equipped is the kitchen?

Our property is Tourist Board Registered and has a fully equipped kitchen with all the basic equipment. (If you are looking for something specific, please contact us to see do we have.)

Do you have to pay a breakage deposit?

Yes, there is a breakage deposit required before keys can be handed out. This deposit is fully refundable . Minor breakages which can easily happen, such as a glass or mug will not be charged

The breakage deposit payable in advance is £250.

How do you pay the breakage deposit?

As per the information in the above question the breakage deposit must be paid in advance of the let. The keys will not be handed out until this payment has been made.

When will the breakage deposit be returned to me?

Once the property has been inspected and if no breakages have occurred then the breakage deposit will be returned within 48 hours by bank transfer. (Minor breakages will not be charged i.e. a glass or mug.) The time this takes to reach your account will vary dependent upon the banks involved.

How do I make a booking?

A booking enquiry form should be completed on the web site and submitted.  NB all fields must be completed to be able to submit your enquiry

If you have any questions you are also welcome to phone us on 07966575789. Once availability has been confirmed for your dates we will reply to you by email and your deposit can then be sent. A copy of the lead guest’s ID is required at this point i.e. passport or driving licence as well as all the names of the guests staying.

What are your terms and conditions?

Pricing

1-5 night stays £185 per night.

Additional overnight stays will be discounted to £165 per night.

One cleaning fee of £60 per let also applies for any let less than 7 nights.

(Please note for longer term stays ie full weeks ,  a weekly service charge of £60 is added per week. This will cover bedding and towelling changes plus cleaning of bathrooms.)

Example – a 7 night stay would cost £1,315 (5 nights x £185 =£925 plus 2 nights x £165= £330, plus one cleaning fee of £60)

Booking Procedure – The person making the booking  fills in the booking enquiry form and submits it. NB all fields must be completed in order to allow the enquiry to be sent.

Once it has been confirmed that the property is available and the guest chooses to proceed then the booking will be agreed.

Account details will be provided on booking and an email confirmation sent.

A deposit or full payment is required to secure the booking. (See below in this section, ‘deposit’ information)

A copy of a valid ID of the lead guest is required at this point for the booking. A passport or driving licence is acceptable.

A list of guest names is also required. If anyone is under 25 please give their age.

Deposit

A deposit of 50% of the whole rental payment is required on bookings made more than three weeks prior to the letting. The remaining balance of the rental sum is then due three weeks prior to the letting date. For example for a booking made 8 weeks in advance of the let a deposit of 50% will be required and 3 weeks before the let the balance of the total should be paid.

If the booking is made within three weeks of the letting date then the whole of the rental payment is to be forwarded.

Account details will be provided on booking and an email confirmation sent.

Non payment of the sum by the due date (either deposit or full /final payment) may be treated as a cancellation of your booking and we will be entitled to relet the property without notice to the guest.

Breakage deposit (fully refundable)

A breakage deposit is required prior to the day of arrival . The breakage deposit is £250 . This will be refunded once the property has been checked after departure. (Minor breakages such as a glass or mug will not be charged.) Guests or a company booking for employees will still be liable for any other damage to the property.

Account details will be provided to forward this payment to prior to the day of arrival.

Cancellations

1. Any request to cancel a booking must be made in writing.

2. If a cancellation is requested more than 3 weeks in advance of the booking the deposit in full will be returned.

3. If the cancellation is requested within three weeks of the letting date 50% of the total rental cost is non -refundable.

Terms and Conditions

Occupancy and care of property

For Booking procedure, pricing, deposits, breakage deposit and cancellations all part of the terms and conditions, see above. All other T&Cs relating to occupancy and care of the property are listed here below.

1. Check in time is 3pm and check out time 11am. The time lapse is to enable the property to be thoroughly cleaned and inspected in between bookings and to ensure everything is in good order. In quieter periods an earlier or later check in or check out may be possible. This is at the discretion of the host.

2. All bookings must have an adult over the age of 25 and groups have to be over the age of 25; proof of ID may be required.

3. The number of people occupying the property may not exceed the number agreed on the booking form – maximum 8 people. Names of all guests must be given prior to the let and a copy of a valid ID for the lead guest must also be provided when booking  i.e. passport or driving licence.

4. The guest agrees to keep the property and all fittings, furniture, equipment and other contents in or on the property in a like state of repair and condition as at the commencement of the booking. The guest(s) will make good (or will arrange with us to make good ) any damage, breakage, or loss that may occur during the period of the booking. This will be at their own expense.

5. The rental of the property includes rates, insurance of the property, heating and electricity. Reasonable use of heating is estimated at a maximum of 5 hours a day. The heating system allows us to monitor this remotely. Excessive use will incur an additional £75 fee per 2 night stay. This may increase depending on the length of stay.

6. The property is equipped with crockery, cutlery, bedding, adequate cleaning equipment, linen and towels (not to be used as beach towels)

7. The guests agree not to smoke or vape, (nor to allow smoking) inside the property at any time. (Please note that the full breakage deposit will be retained if there is any sign of smoking within the property).

8. When occupying the property we ask all guests to be mindful of neighbouring properties and keep noise to an acceptable level. We request noise levels be kept to a minimum between 10pm and 7am. If we receive any complaints from neighbours your breakage deposit will be used as compensation for any disruption caused. Strictly no parties; this includes hen and stag parties.

9. When leaving the property unoccupied, please ensure all doors and windows are closed and locked.

10. Please remove dirty shoes/ hiking boots before entering the property.

11. Do not move furniture around in the property and do not take outside.

12. Guests are asked to leave the property reasonably clean and tidy and to ensure that they take all belongings with them. Please also be sure to check for any items that might have been left behind that could cause harm to any young children or adults.

13. Please strip all bedding if time allows  and place towels in shower areas.

14. Strictly no pets allowed.

15. Please adhere to the correct contents in the external bins: blue recycling, brown garden and food waste and grey non recyclables.
